The location was in a historical area, which added to its charm. The staff at the hotel were very friendly and provided excellent service. The rooms on the ground level had a balcony, giving a nice view of the surroundings. The hotel also offered free tea and coffee in the rooms, along with a vending machine for other drink options. The breakfast included in the stay was served in a bag of 3-4 small breads, which was a convenient and tasty way to start the day.
Everything was just fine.

I liked the massage chairs.
The beds were terribly hard and I really couldn't sleep in them. After a few days and mounting sleep deprivation I just gave up and went to another hotel, even though I know I wouldn't get a refund.

Free laundry with clean easy to use machines. Excellent friendly helpful staff. Eco hotel so no unnecessary maid service. Free tea and coffee and large communit area for self catering (microwave) if wished. Good location,

Free green tea and cofee in the loby. Free usage of massage chair in the lobby. Free internet, however very occupied - a single computer in the lobby. Connection by your portable from the room is too complicated and explanation how to connect only in Japanese.
Only one computer for reading e-mail in the lobby is sometimes not enough. Hotel is difficult to find even for Kyoto taxi-drivers. Hovewer a hint: from Higashiyama underground station take exit No. 2 (it is with elevator), when out in the street take to the right, pass traffic lights (semafor) at the bridge (over a small river), continue in the same direction (ignore Youth Hostel if you see it by the way), at next traffic light turn right, and at the first next corner again right, on the end of the short street you already see Eco and Tec Kyoto building.

common room facilities including tea and coffee, internet, comfortable chairs, tourist information. Reception staff spoke good English and were extremely helpful. We found the washing and drying facilities very useful.

This hotel is situated in a convenient location with easy access to public transportation and tourist attractions, including the famous Philosophers Path and many other sightseeing spots in the Kyoto area. the rooms are clean, and the staff is friendly and accommodating, offering useful amenities like free use of washing machines and tumble dryers, as well as massage chairs and a complimentary breakfast. the small balconies in each room offer a nice touch, and the hotel's eco-friendly policies are admirable.
One downside of the hotel is the lack of an elevator, which may pose an inconvenience to guests with mobility issues or heavy luggage.

The hotel has a bicycle rental - easy acess for the guests.
We chose the area Higashiyama, because Lonely Planet recommended this. I would had prefered Kyoto downtown. By the way, Eco and Tec was a good hostel, not a hotel. Because of this the room did not get cleaned every day. Booked.net must change this on the website.

Great location near public transportation, with beautiful river and quiet neighborhood. Free use of laundry machines and dryer. Common area with coffee and microwave. Breakfast provided with bread. Free massage chairs.

the rooms are huge in tokyo standard.
the female staff who checked us in gave us long face and made us feel totally unwelcomed. we have been to japan and tokyo numerous times, staying at various hotels and this was the 1st time we faced such a situation. usually japanese are oozing with courtesy. other staff were good.

Had a great location, close to many tourist spots and easy access to public transport. The facilities were also great with massage chairs and free laundry machines.
The thin walls and lack of soundproofing made for a terrible experience. I could hear every conversation in the hallway and from the rooms next door.

The bedroom were pleasant but the best part was the communal facilities downstairs. It was like staying at an Youth Hostel for atmosphere, but with more comfort. Location wise, the place is very close to Gion, and the major temples. Ideal for having something to eat or drink and staggering back!
